Excell Communications understands the importance of due diligence when purchasing tower assets.  One of the most common ways to expand your tower industry is through acquisition.  Conducting a thorough review of the towers offered for sale is vital in assessing their current worth and future potential.

Our experience in collocations and in-house expertise in real estate, engineering and construction, make Excell a unique resource to help in the evaluation of towers for purchase.  We review each site under consideration from a future marketability perspective.  This includes an evaluation of the seller’s paper file due diligence against industry-standard expectations.  It also includes a comparison of the paper file terms against actual data from the field audit.  By comparing the paper file against the field audit findings and feasibility study, Excell allows the purchaser to better understand the condition of the site, its upside potential, and any deficiencies that could hinder immediate lease-up after the sale. 

The Portfilo Audit consists of the following services:

• Feasibility assessment:
  A physical reconnaissance around the site which details other competing structures in the vicinity and provides an overview of zoning regulations.
  
• Field audit:
  A physical inventory of all tower appurtenances, a tower inspection, and compound mapping
  
• Paper file audit and due diligence reconciliation:
  A reconciliation of paper files with field audit findings, as well as a review of real estate, regulatory, and engineering documentation.
  
• Portfolio spreadsheet:
  A compilation of all findings with discrepancies between the Field Audit and File Audit noted.
